The International Center for Photography (ICP) has announced that it will move its museum and school into the second and third floors of 242 Broome, the first residential building to be constructed as part of the Essex Crossing development project. The Center, which is the world’s leading photography institution, will host exhibits, classes, and workshops in the black box space that SHoP Architects has crafted for them. On the upper floors of the building are 55 luxury Lower East Side homes that range from one to three bedrooms in size; residents will receive a year-long complimentary membership to the ICP, as well as access to the special exhibits and classes being held in their building.

The transformation of Manhattan’s Lower East Side is being spearheaded by the Essex Crossing development. The project, which is led by Taconic Investment Partners LLC, encompasses six acres and will produce a collection of mixed-use structures, including 242 Broome, the project’s first residential building. 242 Broome is home to 55 one- to three-bedroom luxury Lower East Side condos, as well as a host of amenities for residents and space for businesses and cultural institutions. The residences feature modern design touches like open floor plans, high-end appliances, and oversized windows that provide breathtaking views of the skyline over the surrounding low-lying buildings.

The building was designed by SHoP Architects, and features a dramatic setback after the fifth floor, which provides the 55 residences on the upper floors with both extraordinary views and maximum privacy. Developer Delancey Street Associates is in talks to bring a “world-class cultural institution” to the lower floors of the building, which features 55 luxury residences with modern interiors and great LES views. The building itself has been designed as an homage to the neighborhood, with a layered metal façade inspired by the iconic fire escapes that line the surrounding buildings. 242 Broome is expected to open its doors to residents in 2018. When tasked with designing the interiors for the new Lower East Side residences at 242 Broome, the minds at DXA Studios looked to the neighborhood’s rich history for inspiration. The gritty legacy of the Lower East Side is reflected in the polished concrete floor in the lobby and the blackened metal that clads the walls. Within the residences, large windows cast dramatic light on dark wood paneling and elegant stonework in the kitchens, creating a space for light-deprived New Yorkers to soak up a bit of sun.
